Average sale price in the Woodward 5 Communities in 2014

The average sale price of existing homes in the Woodward 5 Communities grew by an average of 11 % in 2014 over 2013.  The Woodward 5 Communities are Berkley, Ferndale, Huntington Woods, Pleasant Ridge and Royal Oak.
Ferndale posted the highest gains with 19% growth over 2013.  Huntington Woods had the slowest growth coming in at 7%.
The average size of the homes sold over the year fell by an average of about 4% in 2014 compared to 2013.  Pleasant Ridge ran opposed to the trend with an average growth in the size of homes up about 4%.  Ferndale posted the largest difference over 2013 with a drop in the average size of the home sold of 12%.  
While the growth is more modest in relation to what we have seen over the last three or four years, this growth is much healthier.  In some quarters over the last few years, the growth has been as high as 30-40%. In those high growth quarters, buyers had sensed that the market had bottomed out and housing prices were not going to fall anymore.  Influenced by an improved economy, buyers rushed to the market to get the house they wanted.  This pushed prices higher because of multiple offers for many homes.
Now, if the market could be called anything, it is more normal.  Housing prices can sustain a growth of 8-11% annually.  It will stay ahead of inflation but will not create irrational bubbles.

Of course, there are things you should keep in mind.  This is only the raw average of all homes sold in the communities.  In some cases a few higher priced homes sold in one community can have an impact on the average sale price.  The price of any one home might be different depending on age, general condition of the home and market trends.

The 50 best suburbs in America - Berkley, Huntington Woods and Beverly Hills made the list

THE 50 BEST SUBURBS IN AMERICA


The U.S. is full of incredible places to live — cities, yes, but also numerous unique smaller towns and villages that people call home.
After examining data on nearly 300 suburbs, we put together a list of the 50 best suburbs in America. For this list, we considered suburbs with populations between 5,000 and 100,000 within 40 kilometers of the nearest metropolitan area. We also factored in average commute times, median household income, poverty and crime rates, public school ratings from GreatSchools.org, and a measure of housing affordability.
Our list was dominated by the Midwest, or more specifically by Ohio suburbs. This is likely due to several factors, most notably a reasonable cost of living.

FEMA deadline approaching for flood disaster relief

For those affected by the flash flooding in August, an important deadline is approaching.  For residents of Wayne, Oakland and Macomb Counties, Monday, November 24 is the last day to apply for disaster relief.
If you were not affected, perhaps you can forward this email to those that were so we all help those in need.
As you may know, President Obama declared many parts of Southeast Michigan a disaster area.  This brings federal assistance for state and local governments.  It also provides for assistance to individuals and families.  If you, or friends and family you know, have applied an insurance claim, registered with the state and local governments, you may still qualify for federal assistance.
The way to be sure that you received the benefits you are qualified for is to apply with FEMA, either by phone, online, or by visiting a local recovery support site before the November 24th deadline.
Residents can register for individual assistance at www.DisasterAssistance.gov, or by calling 1-800-621-FEMA (3362). The toll-free telephone numbers will operate from 7 a.m. to 11 p.m., seven days a week until further notice.

There are four disaster recovery centers established by FEMA for those that experienced damages and losses as a result of the flooding in August.  For more detailed information on these centers and resources, visit the FEMA web page dedicated to the southeast Michigan flooding at www.fema.gov/disaster/4195.
